One of the big misconceptions that I see quite often is that people think there is a first time home buyer program. There really isn't, yes there are companies that advertise a first time home buyer program, but other than the first time home buyer tax credit that has come and gone that is about it.

There is a uniqueness with a first time home buyer verses someone who has owned a home prior and that is there is more risk to the lender. In other words being a first time home buyer is not an advantage to you it's a disadvantage.

Don't confuse a "first time home buyer program" with some of the State and County Bond Program and the Home First Program for low income housing. You don't have to be a first time home buyer to qualify for those programs either.

Technically anyone who hasn't owned a home in the past three years is considered a first time home buyer in the eyes of the lenders.
